Air conditioning where half the buildings have rules about it
Repairs, replacements, drains and humidity work for Boca Raton houses, condominiums and small commercial buildings.
In a condominium the air handler is yours, the drain is often shared, and the roof is almost never yours. Knowing which is which before the work starts is most of the job.
That is why this site has a page about the rules as well as the equipment.Three things we are called for
- It has stopped
Capacitors, contactors, blocked drains with a tripped float switch, low charge, control boards. Tested first, priced second.
- It runs, and the place feels damp
Cooling dries the air only while it runs. Sizing, fan speed and duct leakage decide whether a unit dehumidifies or just chills.
- It needs replacing, and there is paperwork
In a managed building that means approvals, access, water shut-offs and lift bookings — arranged, not discovered.
Who is responsible for what
Most delays in a condominium are not technical. They are a question nobody asked: whether the association has to approve the work, whether the drain serving your unit is shared, whether the water riser has to be shut for the building, and who is allowed on the roof.
Tick what applies to your building and the guide lists what to settle before anyone quotes a replacement.

Before you call
Do I need association approval to replace my air conditioning?
Often yes, and it is the first thing to find out rather than the last. Many associations also want a certificate of insurance from the contractor. Our condo guide splits the list into what you arrange and what the building arranges.
My ceiling stained under the air handler. What happened?
Almost always the condensate drain, and in a stacked building the blockage is not always in your unit. We clear the line properly, test the float switch and tell you when the stack is the building's problem rather than yours.
The place is cold but it feels heavy. Why?
Cooling removes moisture only while it runs. A unit that is oversized for the space reaches the set point quickly and shuts off, leaving the humidity behind. Run times, fan speed and duct leakage are what change it.
Can any system fit in my closet?
No. The opening and the footprint rule some equipment out before anything else is considered, which is why we measure before quoting rather than after ordering.
Do you work with property managers and associations?
Yes — common-area plant, per-unit equipment and replacement programmes, with a record kept per unit so it survives a change of board.
